Southeast and Highland
Established streets near the hospital, Peets Hill, and the interstate east.
The short answer: Southeast Bozeman and the Highland Boulevard area are established, quiet neighborhoods on the east side of town. They are a natural fit if you work at the hospital, commute toward Livingston, or want trail access and views without moving out of town.
What it is like to live here
The east side feels settled. Streets are calm, trails are close, and Peets Hill gives you one of the best sunset views in town a short walk from many homes. You are also on the right side of town for I-90 east, which matters if you work in Livingston or spend weekends in Paradise Valley.
The homes
Most homes date from the 1960s through the 1990s. Along Highland Boulevard, homes on the west side of the road tend to sit on the hill with views, while homes on the east side often back to open space and trails. Lots generally get bigger the farther south and east you go.
Why inventory is tight
People who buy here tend to stay, so homes do not hit the market often. If this area is on your list, I set up alerts for it and move quickly when the right one appears.
Why buyers like it
This side of town is quiet and close to Bozeman Health Deaconess Hospital, the Main Street to the Mountains trail system, and Peets Hill. Some homes along Highland Boulevard sit up high with views across the valley, and quick access to I-90 east makes Livingston and Paradise Valley easy.
Worth knowing
Homes come up for sale less often than in newer parts of town. Hillside lots can mean steep driveways that take extra care in winter. Most homes are older and may need updates.

Southeast and Highland questions
What kind of homes are in Southeast and Highland?
Established single-family homes, some on hillsides with valley views, plus townhomes and a few condo buildings. Most were built mostly in the 1960s to 1990s.
Is Southeast and Highland inside Bozeman city limits?
Inside city limits, east and southeast side. City limits affect water, sewer, taxes, and which services you use, so I confirm it for any address before you write an offer.
Does Southeast and Highland have an HOA?
It depends on the street. Many newer subdivisions in this area have covenants and HOA dues, while older additions often do not. I pull the covenants and dues for any home you are considering.
Can I tour Southeast and Highland homes from out of state?
Yes. I walk homes with you on live video, record a drive through the neighborhood at the time you would commute, and can plan a scouting trip if you want to see it in person first.
Written from local experience and public sources, last reviewed November 2026. Covenants, HOA dues, school boundaries, and development plans change, so I verify them for any specific home.
