SettingInside city limits, south side

The short answer: South Bozeman runs from Kagy Boulevard south toward the foothills. It pairs quiet residential streets with some of the best trail access in the city, and it is close to campus, the hospital, and Hyalite Canyon. Older neighborhoods sit near Kagy, and newer subdivisions like Gran Cielo, Blackwood Groves, and Southbridge fill in farther south.

What it is like to live here

Mornings on the south side often start on a trail. The Sourdough Trail follows the creek through several neighborhoods, and you can ride or run from home to the edge of the mountains. Restaurants and shops along Kagy and South 19th cover most errands without going downtown.

The homes

Near Kagy, homes from the 1970s through the 1990s sit on generous lots with mature landscaping. Moving south, subdivisions like Alder Creek, West Meadow, and Sundance Springs date mostly from the 1990s and 2000s. The newest projects add modern single-family homes, townhomes, and condos with contemporary design.

What to know about growth

The south side is still expanding toward Graf Street and beyond. Growth brings new parks and services, and it changes views and traffic. I check current plans for any home near open land.

Why buyers like it

South Bozeman is one of the most sought-after parts of town. The Sourdough and Gallagator trails wind through it, Valley View Golf Club opens up green space, and you are minutes from MSU, the hospital, and the road to Hyalite Canyon. You can choose an established street with mature trees near Kagy or a newer subdivision farther south.

Worth knowing

Prices here sit near the top of the Bozeman market. South 19th Avenue and Kagy Boulevard get busy at commute times. New construction continues on the south edge, so open views today may not stay open.
