The short answer: Belgrade is usually the best value close to Bozeman. It offers newer homes, bigger yards, and attached garages for about $200,000 less than Bozeman’s median, and it is home to the airport. The 2026 median was just under $600,000.

Belgrade sits just northwest of Bozeman along I-90, about 8 to 15 minutes from Bozeman depending on where you start. It has grown past 10,000 residents and now has its own grocery stores, restaurants, and services, so daily errands stay in town. Neighborhoods tend to be newer, streets wider, and yards bigger than in central Bozeman.

Home prices in Belgrade

The 2026 Gallatin Valley Housing Report put Belgrade’s median just under $600,000, compared with about $800,000 in Bozeman. That gap is the single biggest reason relocating buyers look north of town. In Belgrade, that budget typically buys a newer single-family home with an attached garage and a fenced yard, often in subdivisions such as Prescott Ranch, Meadowlark Ranch, or Ryan Glenn.

Schools

Belgrade Public Schools is the largest district among the smaller valley towns, with schools including Ridge View Elementary, Saddle Peak Elementary, Belgrade Middle School, and Belgrade High School. Always confirm the assigned schools for a specific address with the district before you write an offer.

The airport advantage

Bozeman Yellowstone International Airport (BZN) is in Belgrade, roughly 10 minutes from most neighborhoods. It handled a record 2.8 million passengers in 2025 with nonstop flights to 29 airports. If you travel often or have visitors flying in, that alone can decide it.

Commute and winter driving

Working in Bozeman and living in Belgrade usually means 15 to 25 minutes door to door, longer in winter storms. The stretch between the two towns is open and can be windy, and blowing snow on Jackrabbit Lane and the frontage roads is part of life from November through March. Belgrade is also a little closer than Bozeman to Big Sky and the Gallatin Canyon via Four Corners.

What to check before you buy

  • HOA covenants. Many newer subdivisions have rules on fences, sheds, RV parking, and rentals. Read them before you write an offer.
  • Driveway direction. A north-facing driveway can stay icy for weeks.
  • Wind exposure. Open lots on the edge of town feel the wind more than sheltered streets.
  • Homestead status. Montana’s 2026 property tax system taxes primary residences at a lower rate than second homes, but you have to apply.

Belgrade may fit if you want

  • The most house, garage, and yard for your budget.
  • Newer construction with fewer maintenance surprises.
  • Airport access about 10 minutes away.
  • A quieter setting and don’t mind driving 15 minutes for dinner downtown.

Belgrade is less walkable than central Bozeman, and most dining and entertainment is a short drive away. For many buyers, that tradeoff is easy.

Buying in Belgrade from out of state

I helped buyers close on homes in Belgrade in 2026, both visit-first and remote. On a scouting trip, I pair Belgrade and Bozeman on the same day so you can feel the difference. If you are buying remotely, I record the drive at commute time and walk each home with you on live video.

Montana is a non-disclosure state, so sale prices are not public record. Medians vary by source, month, and property type. For a specific home, I pull recent comparable sales from the MLS.
