The short answer: Manhattan is a close-knit farm town about 20 to 25 minutes west of Bozeman. It is the place to look for horse property, hobby farms, and acreage within a reasonable commute. Its 2026 median of about $800,000 is pulled up by those larger properties, and in-town homes often sell for less.

Manhattan has about 1,800 to 2,000 residents and calls itself the Potato Capital of Montana, complete with an annual Potato Festival. Farms, grain elevators, and open fields surround town, and the Gallatin River is close by for fishing and floating. Bozeman Yellowstone International Airport is about 30 minutes away.

Home prices in Manhattan

The 2026 Gallatin Valley Housing Report put Manhattan’s median at about $800,000, roughly the same as Bozeman. That number surprises people. Much of what sells in Manhattan includes acreage, horse property, or larger custom homes. A 2026 local comparison put Manhattan’s typical range at about $580,000 to $680,000 and noted that smaller in-town homes sell well below Bozeman prices.

Daily life

Life revolves around a small downtown, the school, and the farms around town. Many residents commute into Bozeman and come home to quieter evenings, bigger yards, and room for animals or a big garden. Community events and school sports bring people together. For bigger shopping trips, most residents head to Belgrade or Bozeman.

Schools

Manhattan School District is a compact district. Always confirm district boundaries for a specific property with the district, since some rural addresses fall into different districts.

What to check before buying acreage

  • Well and septic. Order a well flow test, a water quality test, and a septic inspection.
  • Water rights. If you plan to irrigate pasture or keep livestock, ask exactly what water rights come with the land.
  • Covenants and zoning. Some rural subdivisions limit animals, outbuildings, or home businesses.
  • Internet service. Rural properties may depend on fixed wireless or satellite. Confirm service at the address.
  • Winter access. Ask whether the county plows the road and how long the driveway is.
  • Agricultural neighbors. Expect dust, equipment noise, and smells at certain times of year.

Manhattan may fit if you want

  • A small town with an easy daily commute to Bozeman.
  • Horse property, a hobby farm, or acreage.
  • A strong community identity and local events.

The tradeoffs are limited in-town inventory, so good homes go quickly, and modest local services.

Manhattan or Three Forks?

The two towns are only about 15 minutes apart, and buyers often compare them. Manhattan is closer to Bozeman and more agricultural. Three Forks is farther out, more river-focused, and has the lowest median in the valley. Read my full comparison, Manhattan or Three Forks? Choosing a Small Town Near Bozeman.

Seeing Manhattan for yourself

Small towns are where an in-person visit helps the most, because so much of the decision is about feel, wind, views, and neighbors. A typical scouting afternoon leaves Bozeman after lunch so you feel the commute, tours homes in Manhattan, and continues to Three Forks. If you cannot travel, I record the same route, walk properties on live video, and review well and septic paperwork for you.

Montana is a non-disclosure state, so sale prices are not public record. Medians vary by source, month, and property type. For a specific home, I pull recent comparable sales from the MLS.
