The short answer: Big Sky is a mountain resort community about 45 miles southwest of Bozeman, roughly an hour’s drive up the Gallatin Canyon on US-191. It is home to Big Sky Resort, one of the largest ski areas in the country, and it is the most expensive market in the region. Redfin put the median sale price at about $1.9 million for the three months through August 2026, though prices range from condos under $500,000 to multi-million-dollar estates in private clubs.

Big Sky is an unincorporated community that spans Gallatin and Madison Counties, with about 3,600 year-round residents in the 2020 census and many more seasonal homeowners. Lone Peak rises to more than 11,000 feet above town, and Big Sky Resort covers more than 5,800 skiable acres. Summer brings hiking, mountain biking, golf, and fly fishing on the Gallatin River, and Yellowstone’s west entrance is about an hour south.

Home prices in Big Sky

Big Sky prices depend heavily on which part of Big Sky you mean. Redfin reported a median sale price of about $1.9 million for the three months through August 2026, with a median of about 106 days on market. Zillow’s typical home value was about $1.78 million in early 2026. Local reporting in 2026 noted entry-level condos near Town Center and the resort base still trading under $500,000, while homes in private clubs often sell for well into the millions.

Because so few homes sell each month, a handful of high-end sales can swing the numbers a lot. Montana is a non-disclosure state, so sale prices are not public record. For a specific home, I pull recent comparable sales from the MLS.

The main areas

  • Canyon: along US-191 and the Gallatin River, closest to Bozeman. Cabins, river access, and some of the lower prices in Big Sky.
  • Meadow Village and Town Center: the community’s commercial center, with restaurants, shops, groceries, condos, townhomes, and single-family homes, plus the golf course.
  • Mountain Village: at the base of Big Sky Resort, with ski-in, ski-out condos, hotels, and homes.
  • Private clubs: the Yellowstone Club, Spanish Peaks Mountain Club, and Moonlight Basin offer private skiing, golf, and amenities, with membership requirements and fees on top of the home price.

Getting to Bozeman

The drive to Bozeman is about 45 miles, or roughly an hour, through the Gallatin Canyon on US-191. The canyon is scenic and busy, with heavy truck and visitor traffic, and winter storms can slow it down. Bozeman Yellowstone International Airport in Belgrade is about an hour away. Most full-time residents shop and run errands in Big Sky and make larger trips to Bozeman.

Costs to know about

  • Resort tax. The Big Sky Resort Area District collects a 4 percent tax on many goods and services, including lodging, restaurants, and retail.
  • HOA and club dues. Many neighborhoods have HOA fees that cover roads, snow removal, and amenities. Private clubs add initiation and annual dues.
  • Property taxes. Montana taxes primary residences at a lower rate than second homes and short-term rentals. If Big Sky will be your full-time home, apply for homestead status once you move in.
  • Insurance and maintenance. Heavy snow loads, roof upkeep, and wildfire risk affect insurance and maintenance budgets.

Schools and services

The Big Sky School District serves the Gallatin County side with Ophir Elementary and Middle School and Lone Peak High School. Properties on the Madison County side may fall into a different district, so always confirm the assigned school with the district for a specific address. Big Sky Medical Center provides emergency and primary care, and Bozeman Health Deaconess Hospital is about an hour away.

What to check before you buy

  • Short-term rental rules. Some neighborhoods and HOAs allow nightly rentals and others restrict them. Read the covenants before you write an offer if rental income matters to you.
  • Access and snow. Ask how the road is plowed, how steep the driveway is, and whether the home is reachable year-round.
  • Water and septic. Some properties are on community systems and others rely on wells and septic.
  • Club requirements. Some homes require a club membership. Confirm the cost and terms up front.
  • Internet. Service varies by area. Confirm options if you plan to work from home.

Big Sky may fit if you want

  • Ski-in, ski-out access or skiing minutes from home.
  • Mountain views, trails, golf, and the Gallatin River out your door.
  • A second home or investment with strong vacation rental demand.
  • Resort amenities, and an hour-long drive to Bozeman works for you.

If you want a short daily commute to Bozeman or lower prices, the Gallatin Valley towns are usually a better fit.
