This is a build-your-own neighborhood. Buyers purchase a lot of about an acre and build a custom home, so you control the design and timeline.

Living here

Plans include trails through the neighborhood and a community pond, with open space meant to protect native plants and wildlife habitat. Hyalite Canyon and the south side of Bozeman are both a short drive.

Why buyers like it

Acre-sized homesites, roughly 30 percent open space, planned trails and a pond, and quick access to Hyalite Canyon and south Bozeman.

Worth knowing

You will need to plan, finance, and manage a custom build, which takes time. The neighborhood will see construction for years.

The Summits questions

What kind of homes are in The Summits?

Custom homes on lots of about an acre, built by individual owners. Most were built lots selling since 2025.

Is The Summits inside Bozeman city limits?

Edge of town, south side. City limits affect water, sewer, taxes, and which services you use, so I confirm it for any address before you write an offer.

Does The Summits have an HOA?

Covenants, HOA dues, and what they cover can change, so I pull the current documents for any home in The Summits before you write an offer.

Can I tour The Summits homes from out of state?

Yes. I walk homes with you on live video, record a drive through the neighborhood at the time you would commute, and can plan a scouting trip if you want to see it in person first.

Written from local experience and public sources, last reviewed November 2026. Covenants, HOA dues, school boundaries, and development plans change, so I verify them for any specific home.
